I work exclusively with sash windows which open by sliding up and down. If you have an awning or casement windows (open by pivoting on hinges), I unfortunately won’t be able to assist, but you may find a local joiner to help with these types.

This service is ideal when a bottom or top sash has started to rot away and needs replacement, or perhaps for cosmetic reasons, you’d like them to look and function as closely to new as possible without replacing the entire unit.

If you’re curious whether the sash can simply be repaired with putty or new timber spliced in, I usually explain to customers that if a sash is rotten, I prefer to replace it entirely and do a proper job rather than rely on temporary fixes like filling with builder’s bog or splicing in timbers. These methods rarely last longer than 18 months.

If you’re wondering whether just your sashes need replacing, or if the entire unit requires replacement, I typically discuss with customers the overall condition. If both your top and bottom sash, along with your window sill, are compromised, it’s often better to opt for a complete new unit. The process for a replica sash replacement involves:

  1. An initial visit to your property to assess and take precise photos and measurements of your sash
  2. Approximately three weeks for the local manufacture of your new sash before installation.

Replica sashes are:

Crafted from durable hardwood,
Primed with undercoat in white,
Constructed using traditional mortise and tenon joinery,
Sealed with original linseed putty (not timber beads),
Designed to match the original profiles precisely,
Glazed with standard 4mm clear float glass, or other glass upon discussion, eg 4mm toughened,
Installed with new 7mm cotton sash cords, appropriate weights, or spiral balances as needed.

Please note: The linseed putty requires a few weeks to dry out fully before a top coat of paint can be applied on the exterior.
